What is the Holding Deposit?

The holding deposit is calculated at one weeks rent.

The holding deposit will reserve a property for you whilst your application is being processed. The holding deposit can be held for 15 days but this can be extended if both parties consent in writing. The holding deposit will normally be deducted from your first month’s rent. If you change your mind about letting the property or you fail the referencing process, your holding deposit will not be returned to you.

Default Fee Provision

The following additional fees can apply.

Changes to a tenancy agreement - £50 per amendment (This can be higher if additional costs are incurred but evidence of this must be provided)

Payments associated with early termination of the tenancy including utilities, communication services, TV licence, council tax PLUS any landlord reletting costs and rent until another tenant is found and takes over the tenancy.

A default fee for late payment of rent. This is charged daily at 3% above the Bank of England’s annual percentage rate for each day that the payment is outstanding. (After 14 days of arrears)

Replacement of a lost key/security device fee subject to individual costs of item.

Method of Payment

We are unable to accept cash or personal cheques. We kindly ask that payments are paid by BACS.
